San Pedro

Real Estate in San Pedro, Costa Rica.

In Los Yoses, single-storey houses from the 1980s on lots of 350 square metres or more now sell for close to what the land alone is worth, while in the same barrio the two towers of Torres Los Yoses, 25 and 19 floors high, hold 283 apartments. That gap between the old family house and the new building runs through all of San Pedro, the head district of Montes de Oca canton on the east side of San José, Costa Rica, and the home of the University of Costa Rica’s main campus. Buyers here look at family houses in Los Yoses, Barrio Dent and Vargas Araya, at apartments in mid- and high-rise condominiums, and at mixed-use sites near the Circunvalación. Most tenants study or work at the UCR and the Universidad Latina, or have jobs in the east of the capital. Compare houses for sale in San Pedro de Montes de Oca by what the land allows as much as by the house standing on it.

About San Pedro:

San Pedro covers 4.74 square kilometres at 1,205 metres, at the western end of Montes de Oca, and it is the canton’s city and seat of the Municipalidad. Mercedes lies to the north, the canton of San José to the west, Curridabat to the south, and Sabanilla and San Rafael to the east. Several barrios run across those lines: Los Yoses, Francisco Peralta and San Gerardo are shared with San José, and Cedral and Santa Marta with Curridabat. Route 2 crosses the district on its way to Curridabat and Cartago and meets the Circunvalación at the Fuente de la Hispanidad, beside Mall San Pedro, while routes 202, 203 and 306 carry local traffic. The Interurbano train also runs through, with stops by the UCR and the Universidad Latina, on weekdays and mostly at rush hour.

The district lives off its universities, its offices and its shops. The UCR’s Ciudad Universitaria Rodrigo Facio is inside the district, and the Universidad Latina has its San Pedro campus in Lourdes, 100 metres north of Muñoz y Nanne. The Inter-American Court of Human Rights sits on Avenida 10 in Los Yoses, the Colombian embassy and the planning ministry, MIDEPLAN, have their offices in Barrio Dent, and many of the old houses along the Dent boulevard now hold companies. Mall San Pedro opened in June 1995 as one of the first large malls in the country, with 90,000 square metres, and the Outlet Mall stands near the parish church of San Pedro Apóstol. The Calle de la Amargura, the 300-metre strip of bars and copy shops facing the campus, has lost much of its trade since the pandemic, and the municipality has proposed turning it into a boulevard.

Around 1700 the settlement was called Santiago de la Granadilla, and later San Pedro del Mojón, after the boundary stone that marked its edge with San José. It became a city on 2 August 1915, the day Montes de Oca canton was created. A skirmish of the 1835 Guerra de la Liga was fought where Parque John F. Kennedy is today, and La Mazorca, the district’s first school building, still stands as a landmark. Locals give directions from “el antiguo higuerón”, a fig tree that fell on 12 May 1991 and was replaced by a new one in the 2000s. The population grew from 17,342 in 1963 to 26,524 in 2000, then fell to 23,977 by 2011 as offices and shops took over houses.

The people who buy here come in a few clear groups. Families stay for the schools, among them Colegio Calasanz, Colegio Monterrey, Mont Berkeley, Sunview, the Dante Alighieri and Franklin Delano Roosevelt schools, the Liceo José Joaquín Vargas Calvo and the Colegio Científico. Investors buy small units near the two universities to let to students and young professionals. Developers and businesses look for larger lots on mixed-use streets in Los Yoses and Barrio Dent, where a house is often worth less than the right to build on its land.

Houses in San Pedro:

Los Yoses has the largest houses and lots, from five-bedroom single-storey homes built in the 1980s on about 365 square metres to properties of more than 2,000 square metres with two street frontages on Calle 49. Many sit in the mixed-use zone and are priced on the land, so expect the asking price to reflect what could replace the house. Vargas Araya and Lourdes are more modest, with single-storey concrete houses of around 200 square metres on lots of 240. If you want a house to live in rather than a building site, these barrios near the two universities are where family homes in San Pedro still sell as homes.

Apartments in San Pedro:

The vertical market is recent. Torres Los Yoses finished its first tower in 2019 and its second in 2022, with one- and two-bedroom units of 62 to 81 square metres and shared pools, gym, cinema room, co-working space and pet areas. In Barrio Dent, Den7 is a 12-floor mixed-use building with 61 apartments from 77 square metres to penthouses of 206, plus shops, restaurants and offices on the lower floors. Older condominiums in Vargas Araya offer compact two-bedroom apartments for sale in San Pedro of about 60 square metres, often remodelled. Ask for the condominium rules and the monthly fee before you compare prices between buildings.

Rentals in San Pedro:

Students set the pace of the rental market. In Lourdes and Vargas Araya you find studios and one-bedroom flats with water and internet included, and private student residences near the UCR. Furnished one- and two-bedroom units in Torres Los Yoses rent to tenants who want amenities and quick access to the Circunvalación. Large family houses in the district also come up for rent, some of them with four bedrooms and more than 400 square metres of construction.

Land and Lots in San Pedro:

Vacant land is rare in a district this built up, so a lot here is usually a redevelopment site. The parcels that come up are flat pieces near the Circunvalación with mixed commercial and residential use, or old houses on 2,000 square metres or more in Los Yoses that are sold for the land. Their value depends on what the Municipalidad de Montes de Oca lets you build there, from offices and shops to vertical condominiums. Get that answer in writing before you negotiate.

Offices and Commercial Space in San Pedro:

Barrio Dent is the office address, with purpose-built buildings of around 500 square metres on the Dent boulevard and former homes converted to company premises. Shop units on the Calle de la Amargura depend on student traffic, which has dropped since the pandemic. Check the land-use certificate for your exact activity before you sign.

FAQ:

  • Is Los Yoses in San Pedro or in San José?

Both. Los Yoses, like Francisco Peralta and San Gerardo, is split between San Pedro and the canton of San José, and Cedral and Santa Marta are shared with Curridabat. The side of the line a property sits on decides which municipality issues your permits and collects the property tax. Read the canton and district on the cadastral plan rather than the barrio name in the ad.

  • What should I check before buying an older house in Los Yoses or Barrio Dent to redevelop?

Start with the zoning, because the land is what you are paying for. Ask the Municipalidad de Montes de Oca for a land-use certificate that confirms whether the lot is residential or mixed-use and how high you may build under the plan regulador. Then pull the title, liens, easements and cadastral plan from the Registro Nacional (Registro Inmobiliario). If the house is listed with a condominium or shares an access road, read those rules too.

  • Can I get around San Pedro without a car?

Partly. The UCR, the Universidad Latina, Mall San Pedro and the centre are within walking distance of most barrios, and buses run along Route 2 toward downtown San José and Curridabat. The Interurbano train stops by both universities, but it runs on weekdays and mostly at rush hour, so it works for a commute rather than for errands.

  • Which schools are in San Pedro?

Public options include the Escuela Franklin Delano Roosevelt, the Escuela de Barrio Pinto, the Liceo José Joaquín Vargas Calvo and the Colegio Científico de San Pedro. Private schools include Colegio Calasanz, Colegio Monterrey, Mont Berkeley, Sunview, Colegio San Lorenzo and the Escuela Dante Alighieri. All of them sit inside the district’s 4.74 square kilometres, so the school run is short wherever you live.

  • Who rents in San Pedro?

Mostly students and staff of the UCR and the Universidad Latina, and young professionals who work on the east side of the capital. They look for studios, rooms and one-bedroom flats close to campus, often with utilities included. Families rent the larger houses, and tenants who want a pool and a gym go for the newer towers.
