Mercedes

Real Estate in Mercedes, Costa Rica.

On a sale sign, a house in La Paulina or Betania is usually advertised as San Pedro de Montes de Oca, yet both barrios belong to Mercedes, the third district of Montes de Oca canton in San José. It is a small slice of the capital’s east side, with the University of Costa Rica to the south, Goicoechea to the north and the Circunvalación running straight through it at the La Bandera roundabout. The district is built out from edge to edge. You will find large family houses in La Paulina and Barrio Los Profesores, more compact homes and condominiums around Betania, and offices and student lodgings toward Barrio Dent. Buyers look for houses for sale in Mercedes de Montes de Oca within walking distance of the UCR and the UNED, and investors buy here to rent rooms and studios to students.

About Mercedes:

Mercedes covers 1.43 square kilometres at 1,200 metres, less than a tenth of Montes de Oca, and Betania is its head town. Goicoechea lies to the north, the canton of San José to the west, San Pedro district and the main UCR campus to the south, and Sabanilla to the east. Route 39, the Circunvalación, crosses the district at the La Bandera roundabout, where a tunnel opened in 2022 now carries through traffic under the junction, one of three such works on the ring road alongside Garantías Sociales and Guadalupe. From the Betania roundabout next to it, the road to Sabanilla heads east, and national routes 201 and 202 also run through the district.

Two national institutions have their headquarters here. The UNED, the state distance-learning university, has its main campus 500 metres east of the Betania roundabout on the road to Sabanilla, and INEC, the national statistics institute, works from the Ana Lorena building on Calle Los Negritos, west of La Bandera. The UCR’s Estadio Ecológico, long the home ground of the university football club, stands on the Mercedes side, just outside the main campus. Neighbourhood life runs around the Escuela de Betania, the Liceo Anastasio Alfaro, the parish of Nuestra Señora de la Merced that gave the district its name, and small commercial centres such as Plaza Carolina and the Antares food court.

Mercedes was one of the four districts Montes de Oca was created with in 1915. It had 413 residents in 1927, 2,800 by 1963 and close to 4,900 in 2000, then slipped to 4,688 at the 2011 census. La Paulina was already a settled barrio by 1958, and on the western edge, by Barrio Dent, coffee land gave way first to houses and later to offices, apartments and condominiums. That edge is also where the Los Negritos stream runs, mostly piped, out of the UCR campus, under the Circunvalación and into Barrio Dent. More than 80 per cent of its small catchment is paved or roofed, and between June 2024 and September 2025 it overflowed onto the streets eight times.

The housing follows the map. Old family houses in La Paulina, Los Profesores and Betania share the streets with rooms and studios let to students and with the offices of the UNED and INEC. Barrio Los Profesores is 300 metres from the UCR, and almost nowhere in the district is more than a walk from one campus or the other. For a buyer that means two kinds of demand: people who want to live close to the universities, and owners who buy to rent to the people who study and work there.

Houses in Mercedes:

La Paulina and Barrio Los Profesores hold the widest range, from compact two-storey homes on lots of just over 100 square metres to four- and five-bedroom houses on 400 to 700 square metres. Some of the bigger ones are kept as family homes, others are sold for the land with a house to remodel. Around Betania the stock is smaller, with three-bedroom homes of 110 square metres, some of them inside condominiums, and a few houses near the Circunvalación sit on flat lots that also work as an office. Sellers often list these streets under San Pedro, so confirm the district on the cadastral plan before you compare a price with the neighbouring district.

Apartments in Mercedes:

Apartment stock is small-scale. In Betania, new two-bedroom units of 120 square metres on a second floor and brand-new studios come up for first occupancy, and Urbanización Alma Máter has condominium apartments for sale in Mercedes. Several of the large La Paulina houses have already been divided into units, one of them with eight rooms and five bathrooms under one roof, and they sell as income property rather than as a home. If you buy one, ask whether the conversion had permits and how each unit is metered.

Rentals in Mercedes:

The UCR sets the tone of the rental market. In and around Barrio Dent you find rooms with their own entrance and utilities included, and one-bedroom flats in buildings with a shared laundry, a gym, a terrace and co-working space for students and young professionals. Studios and small apartments in Betania draw the same tenants. When you compare apartments for rent in Mercedes de Montes de Oca, ask about parking early, because some of the student units come without it.

Offices and Commercial Space in Mercedes:

Betania has a modest commercial side, including two-storey buildings of 190 square metres let as offices or shops, and around Barrio Dent many former houses now hold offices. Frontage near the Circunvalación, which carries more than 70,000 vehicles a day through this part of the city, buys visibility and also noise. Before you sign a lease or buy for business use, ask the Municipalidad de Montes de Oca for a land-use certificate that covers your specific activity.

FAQ:

  • Is Mercedes part of San Pedro?

No. Mercedes is a separate district, the third of Montes de Oca, with postal code 11503, while San Pedro to the south is the canton seat. Agents often use the better-known name for Betania, La Paulina and Barrio Los Profesores. Go by the district written on the cadastral plan and the registry entry, not by the ad.

  • What should I check before buying near Barrio Dent or the Circunvalación?

Start with the Los Negritos stream. It runs piped from the UCR campus under the Circunvalación to Barrio Dent, and the old culvert laid in 1995 partly collapsed and was never recorded as an easement, so a title search will not show it. Ask the Municipalidad whether the lot sits on the stream’s path and ask neighbours about water in the street in the heaviest rains. Then check the title, liens and cadastral plan at the Registro Nacional (Registro Inmobiliario).

  • How does Mercedes compare with San Pedro and Sabanilla?

San Pedro is the canton seat, with Mall San Pedro, the Rotonda de la Hispanidad and the main UCR campus, and it is busier and more commercial. Sabanilla, to the east, sits higher at 1,305 metres. Mercedes is the compact district between the UCR and Goicoechea, home to the UNED and INEC, with a housing mix that leans toward older family houses and student rentals.

  • Can I turn a large house into rental apartments?

Many owners in La Paulina already have. You need a land-use certificate and a building permit from the Municipalidad de Montes de Oca, whose plan regulador sets what can be built where, and each unit has to meet the building code. If you buy a conversion that was done without permits, the problem becomes yours.

  • Can a foreigner buy property in Mercedes?

Yes. Foreigners can own titled property in Costa Rica with the same rights as citizens, and you do not need residency to buy. The coastal restrictions that apply elsewhere in the country do not touch an urban district like this one, although banks set their own conditions if you want a mortgage.
