Pacuarito

Real Estate in Pacuarito, Costa Rica.

Walkers on the Camino de Costa Rica, the coast-to-coast trail, spend their first days in Pacuarito: through banana farms to Cimarrones on the flat, then 14.6 kilometres and 725 metres of climb on gravel up to Las Brisas de Pacuarito, at the gate of Barbilla National Park. That climb is the whole district in miniature. Pacuarito lies east and south of Siquirres town, in Limón province, Costa Rica, and runs from the Caribbean plain along Ruta 32 up into the foothills of the Talamanca range. Down on the plain you will find village houses, lots of several thousand square metres and farms with highway frontage; up the hill, pasture, forested parcels and quintas looking back over the lowlands. Decide which end you want before you compare property in Pacuarito.

About Pacuarito:

Pacuarito covers 220 square kilometres east and south of Siquirres town, and it has been a district of the canton since the canton was founded in 1911. Ruta 32 crosses its northern half on the way to Limón, bridging the Pacuare, the Cimarrones and the Río Hondo, and the head village of Pacuarito sits beside it at about 30 metres above sea level. Ruta 804 branches north off the highway to Freeman and Sahara and carries on into Batán, in Matina, and local buses run from the Siquirres terminal out to Freeman. To the south, a gravel road leaves Ruta 32 at the bridge over the Pacuarito river, about three kilometres from Siquirres, and climbs some 17 kilometres to Las Brisas de Pacuarito.

The plain is banana country, and its village names still read like a map of the plantation and railway years: Freehold, Waldeck, Culpeper, Ten Switch, Madre de Dios, Perla and Perlita. The old Atlantic railway stopped at Waldeck, Madre de Dios, Río Hondo, Cimarrones, Monte Verde and Freehold, and banana farms still work the land around those stops, Finca Fama at Waldeck among them. Along Ruta 32 between Pacuarito and Cimarrones there is industry too, including the Reciplast factory. Villages such as San Pablo, San Carlos and Unión Campesina have their own schools and shops, while banks, the larger supermarkets and the municipality are in Siquirres.

Up the hill the district changes character. The trail leaves the heat of the plain at Cimarrones and gains 725 metres to Las Brisas, past scattered houses, then small farms, then open pasture with the last views back over the coastal plain to the sea. Las Brisas has a school, a lodge and the station of Barbilla National Park, with trails to the Dantas river and the Terciopelo and Dos Caídas waterfalls, and a community team that monitors the wild cats of the area. Past the park gate begins the Cabécar territory of Nairi Awari. The road up is steep gravel that turns to mud in the wet months, and a four-wheel-drive vehicle is the sensible choice.

Down on the plain, water is the thing to understand. The Madre de Dios, the Río Hondo and a web of quebradas drain slowly toward the sea, and a dike at Sahara, just over the Matina line, protects Waldeck, Perla Dos, Perlita, Freeman Uno and the farms around them. In 2021 Senara began rebuilding 1,600 metres of that dike and dredging seven kilometres of the Madre de Dios, works aimed at some 800 residents and more than a thousand farm and agro-industry workers. The Río Hondo still causes trouble: in August 2026 the national emergency commission hired heavy machinery to deal with it, and heavy rain has flooded Ruta 32 between Pacuarito and Cimarrones. The district had 8,756 residents at the 2011 census and has grown since. Most buyers are local families after a house on its own lot near the bus route, or farmers adding land, while a smaller group comes from outside for the hills, looking for forest, water and a view.

Houses in Pacuarito:

Most homes are single-storey houses on their own lots in the villages along Ruta 32 and Ruta 804, with a few farmhouses scattered through the hills. One recent offer shows the usual format: a 115 m² concrete-panel house with two bedrooms, one bathroom, parking for two cars and a large laundry room on a 308 m² lot, ten kilometres from the centre of Siquirres and close to schools and medical services, with a separate two-bedroom apartment built beside it. A second unit like that can be let or kept for family. On the plain, ask the neighbours how high the water came in the last flood before you look at the finishes on houses for sale in Pacuarito.

Land and Lots in Pacuarito:

Lots here are large by village standards. Seven kilometres from Siquirres, a parcel of just over 8,000 m² sits inside a cluster of small farms with services already in, and at Cimarrones plots of 8,700 and 12,500 m² have come up, one sold as space for a rancho and family gatherings. Near Cimarrones, a gated eco-lot project divides hill land into parcels of up to about a hectare. Before you buy land in Pacuarito, drive the access road in the rain, find out whether the water comes from an aqueduct, a spring or a well, and check how far away the power line runs.

Farms in Pacuarito:

Farm land comes in every size, from a few hectares in the hills to plantation-scale parcels on the plain. One finca of ten hectares has 604 metres of road frontage, and at Freehold a farm of just over 40 hectares faces Ruta 32 directly. Those big highway farms are the most expensive offers in the district. On the plain, ask which side of the dike the land lies on and whether drainage canals cross it; in the hills, look at the slope and at how the road holds up through the wet months.

FAQ:

  • How rough is the road up to Las Brisas de Pacuarito?

The road to Las Brisas and Barbilla National Park leaves Ruta 32 at the Pacuarito river bridge, about three kilometres from Siquirres, and runs some 17 kilometres on gravel. The steep sections are loose and eroded and the flatter stretches turn to mud after rain, so a four-wheel-drive vehicle is the safe choice. If you are buying up there, make the trip in the wettest weeks before you decide.

  • Does the plain around Waldeck and Freeman flood?

It has, which is why the Sahara dike exists. Works started by Senara in 2021 set out to rebuild 1,600 metres of it and to dredge the Madre de Dios and the Caño Azul quebrada, protecting Waldeck, Perla Dos, Perlita, Freeman Uno and the nearby farms. The Río Hondo needed emergency machinery again in August 2026. Ask neighbours where the water reached last time and look for marks on walls and fence posts.

  • What should I check before buying near Barbilla or on an old banana farm?

Near Las Brisas, start with the boundaries: land inside Barbilla National Park cannot be bought, and land inside the Nairi Awari Cabécar territory is reserved by the Indigenous Law for its communities, so a parcel that crosses either line is not what it seems. On the plain, many lots have been cut out of larger farms, so confirm that the plot has its own plano catastrado and that it matches the fences on the ground. Look up the finca in the Registro Nacional (Registro Inmobiliario) for liens and limitations, and ask the Municipalidad de Siquirres for the uso de suelo before you pay anything.

  • How far is Pacuarito from Siquirres, and is there a bus?

The head village sits on Ruta 32 a few kilometres east of Siquirres town, and the plain villages are a short drive from the centre. Local buses leave the Siquirres terminal for Freeman, and Ruta 804 continues north to Batán in Matina. Las Brisas is a different trip: 17 kilometres of gravel from the highway.

  • What work is there in Pacuarito?

On the plain, work revolves around the banana farms, from Freehold to Waldeck and Freeman, and there is industry on Ruta 32 between Pacuarito and Cimarrones. Up the hill, Barbilla National Park, the lodge at Las Brisas and the walkers on the Camino de Costa Rica support a small tourism trade. For most other jobs and services, people commute to Siquirres.
