San Pedro
Real Estate in San Pedro, Costa Rica.
Until 2022 San Pedro had more people than any other district in Barva, and its map ran north all the way to the Porrosatí river. That year its northern caseríos broke away as Puente Salas, leaving the compact, built-up core around the Parroquia San Pedro Apóstol on Ruta 128, the road between Barva town and Santa Bárbara. This is San Pedro de Barva, in Heredia province, Costa Rica, a few kilometres north-west of central Heredia. What comes up for sale is mostly family houses: two-storey homes in residenciales, one-storey houses on the older streets and lots that carry a main house with apartments behind it. Small rentals, building lots and a few large properties complete the picture of real estate in San Pedro de Barva.

About San Pedro:
San Pedro is the second district of Barva canton, with postal code 40202 and an average elevation of 1,170 metres. Its centre sits on Ruta 128 north-west of Barva town, on the way to Jesús and Santa Bárbara, and Ruta 126 also crosses the district. Since 2022 the line with Puente Salas has followed Calle Sánchez, Calle Rincón Alegre, Calle Segura and Calle Solano before running up the Quebrada Amada towards the Porrosatí. There is no train in this part of Heredia, so buses do the work. Heredia lines such as Heredia–Calle Sánchez–El Bosque stop in the district, and a back street from El Bosque links through to San Joaquín de Flores and San Juan de Santa Bárbara.
For most of its history the district grew slowly: 893 people in 1883, still fewer than 2,800 in 1973. Then growth took off, and by the 2011 census San Pedro had 9,932 residents, the largest population in the canton. Part of that growth was in the northern caseríos, where neighbours spent years building their own clinic, school and water board before Ley 10303 turned them into Puente Salas in September 2022. The split left San Pedro smaller and more evenly built-up. It also explains why older ads, maps and documents still place streets like Calle Segura or Vista Llana in San Pedro de Barva.
Daily life runs along Ruta 128. The parish church of San Pedro Apóstol stands on it, with the district police station and the plaza de deportes close by. The public primary is the Escuela Joaquín Camacho Ulate, and the Colegio Técnico Profesional San Pedro de Barva, which opened in 2011 with 76 students, was among the first technical colleges in the country to run dual education, with students training inside companies. An EBAIS of the Caja handles primary care. For the hospital, the university and most larger shopping, people go down to Heredia.
Most buyers are families who already work in Heredia or elsewhere in the Central Valley and want a house with its own parking rather than an apartment. The stock mixes residenciales, some with paved-block streets, playgrounds and security, with independent houses facing public streets in places such as El Bosque, Calle Los Naranjos, Máquina and Morazán. Residencial Doña Elena is one of the names you will see on the residential side. Small investors are part of the market too, because many lots hold a main house plus one or more apartments for rent, and tenants range from single people in studio-sized units to small families in two-bedroom houses.
Houses in San Pedro:
The common house has three or four bedrooms and around 185 square metres of construction on a lot of 180 to 300 square metres, with a carport for two or three cars. At the modest end are one-storey houses of 100 to 120 square metres on lots of 250 to 300, some of them new and sold ready to move into. New builds also go up on very narrow lots, some only six and a half metres wide, which means double-height living rooms and bedrooms stacked over two floors. The top of the market is another product altogether: houses on 1,000 square metres or more with room for six cars, and a few homes on some 7,000 square metres with mixed land use, priced at several times a standard family house. If you are comparing houses for sale in San Pedro de Barva, ask which rooms were added after the original build and whether they appear on the approved plans.
Income Properties in San Pedro:
A local speciality is the lot that pays its way: a family house with two, three or four independent apartments built behind or above it. You will find a main house with four apartments, eleven bedrooms in all, on a lot of under 500 square metres. You will also find pairs of small 58-square-metre houses on neighbouring lots of 180 and 193 square metres, facing a public street with residential or commercial use. Before you count the rent, make sure each unit has its municipal construction permit, that the land use allows that many dwellings, and that you know whether the units have separate water and electricity meters.
Rentals in San Pedro:
Rentals here are small and priced in colones. The cheapest are one-person mini apartments of 20 square metres with electricity, water and internet included. Two-bedroom houses with one bathroom and a laundry area also come up, though some have room only for a motorbike, and several landlords do not accept pets. Around El Bosque there are apartments a few hundred metres off the main road. If you drive, ask about parking first.
Land and Lots in San Pedro:
Lots with services in place run from a little over 200 to around 250 square metres, often narrow and deep; seven metres of frontage by thirty of depth is not unusual. Larger plots of 600 to 700 square metres turn up now and then, and so does the odd finca of close to 4,000 square metres. On a narrow lot, the setbacks and coverage limits of Barva’s Plan Regulador decide how much house you can actually fit, so get the certificado de uso de suelo from the Municipalidad de Barva before you agree a price. Some lots for sale in San Pedro de Barva sit on streets that now belong to Puente Salas, which changes nothing on the ground but matters for the paperwork.
FAQ:
-
An ad says “Calle Segura, San Pedro de Barva”. Which district is that?
Since Ley 10303 took effect in September 2022, Calle Segura, Calle Solano, Calle Polaco, Vista Llana and El Mirador have belonged to Puente Salas, Barva’s seventh district. Plenty of ads and older plans still use the old name. Pull the title and the plano catastrado from the Registro Nacional (Registro Inmobiliario), check that both describe the same property, and ask the Municipalidad de Barva for the uso de suelo of that exact finca before you sign.
-
Is this the same San Pedro as the one in Santa Bárbara or Montes de Oca?
No. Santa Bárbara canton, right next door, has a San Pedro district of its own, west of Santa Bárbara town, and San Pedro de Montes de Oca is the San José district around the University of Costa Rica. This one is San Pedro de Barva, postal code 40202. Add “Barva” whenever you search or compare prices.
-
Which schools are in the district?
The public primary is the Escuela Joaquín Camacho Ulate. For secondary there is the Colegio Técnico Profesional San Pedro de Barva, which fills its seventh-grade places through an admission process with an entrance test, so look up the dates a year ahead if you are moving with children. Other secondary schools and private options are in Barva, Santa Bárbara and Heredia.

Can I buy a house with apartments and rent them out?
Yes, and in San Pedro many properties are sold exactly that way. Ask the seller for the current leases and what each unit brings in, and find out whether tenants pay their own water and electricity or whether it is included, as it often is in the smallest units. Check too that every unit is on the municipal record, since that is what a lender or a later buyer will look at.
