Desamparados
Real Estate in Desamparados, Costa Rica.
Search for Desamparados and most of what comes back is the big canton south of San José. This page is about the other one: the tenth district of the canton of Alajuela, Costa Rica, a few kilometres north-east of Alajuela’s city centre. It is compact, under 13 square kilometres, and nearly every part of it is built up. Ruta 3 crosses it on the way to Heredia, Ruta 123 heads out toward Santa Bárbara, and the commuter rail line to Heredia and San José runs straight through. Expect family houses in established residenciales, newer homes and building lots inside gated condominiums, apartments for rent and, now and then, a larger parcel on a public street.

About Desamparados:
Desamparados sits at 1,010 metres on the Heredia side of Alajuela city, with Río Segundo directly to the south. Ruta 3, the old highway between Alajuela and Heredia, passes through the district, and Ruta 123 links it with Santa Bárbara de Heredia; the main street also carries on to San Pedro de Santa Bárbara. Buses run from Alajuela to La Claudia de Desamparados and along the Alajuela–Santa Bárbara line. The interurban train from San José and Heredia crosses the district on its way into Alajuela, stopping in neighbouring Río Segundo and in the city. Only some trains continue past Heredia, so read the timetable before you build a daily commute around it.
The barrios include Calicanto, Erizo, Mojón, Pasito, Rincón, Targuases, Tres Piedras, Bellavista and La Claudia, while Brasil, Cañas, Bajo Cañas and Rosales are shared with neighbouring districts. The parish church of Nuestra Señora de los Desamparados stands on Ruta 123, and the district has its own plaza de deportes. For bigger errands people go into Alajuela, to City Mall, or to the hypermarket at Las Cañas in Río Segundo. Two private schools are inside the district: San Diego Bilingual High School on Calle La Claudia, which runs from preschool to secondary, and Colegio Saint John.
Growth here came quickly. The district had 6,670 residents in 1973, about 21,000 by 2000 and more than 26,000 at the 2011 census, and the municipality now counts it among the canton’s almost entirely urban districts. Much of that growth went into residenciales, and more recently into gated condominiums with clubhouses and pools. The pull is practical: a family house a short drive from central Alajuela, with Heredia reachable on Ruta 3 and schools close by. Smaller apartment buildings serve single tenants and couples who want to live near work in the city.
Houses in Desamparados:
The single-family house is the backbone of the market. You will find one- and two-storey homes in residenciales such as Colinas del Viento, older family homes along the public streets, and concrete units in gated condominiums, some of them finished as recently as 2023. Prices for houses for sale in Desamparados de Alajuela swing widely with age and setting. Compare a condominium house and a street-front house on the full monthly cost, maintenance fee included, not on the asking price alone. Bank-repossessed houses, sold as remates, come up from time to time as well.
Rentals in Desamparados:
Apartments here are mostly a rental product. The range runs from one-bedroom units set up for a single tenant to two-bedroom apartments with covered parking, alongside family houses for rent. Some landlords include water or cable in the rent, so ask exactly what the monthly figure covers. Living a few minutes from central Alajuela and the train line makes the district practical for anyone who works in the city. Check that the unit has its own electricity meter before you sign.
Land and Lots in Desamparados:
With the district this built up, open land is the scarce product. Most of what you will see are residential lots inside gated condominiums such as Novazul, sold to buyers who build their own house, often through a builder’s turnkey package; the same happens in Colinas del Viento. Larger parcels of several thousand square metres with frontage on a public street come up occasionally, aimed at commercial or residential development. For those, the lot’s frontage and the uses the municipality allows on it matter more than the size.
New Developments in Desamparados:
New building centres on gated condominiums. Novazul shows the format: two-storey concrete houses, round-the-clock security with cameras, two clubhouses, pools for adults and children, a gym, a small football pitch and a pet park. An apartment complex of two-bedroom, two-bathroom units has also been designed for the district. Before you reserve off-plan, ask for the condominium’s registered rules, the current maintenance fee and the status of the building permits.
FAQ:
-
Is this the same Desamparados as the one in San José?
No. The canton of Desamparados, south of the capital, is a separate place with more than 200,000 people. This district belongs to the canton of Alajuela and uses postal code 20110, so look for “Desamparados de Alajuela” in any address or listing before you go further.
-
Can I commute to Heredia or San José without a car?
Yes, with some planning. Buses link the district with central Alajuela, and the interurban train to Heredia and San José stops in Río Segundo and Alajuela. Fewer trains run on the Alajuela end of the line than between Heredia and San José, so match the timetable to your working hours.
-
The address says Brasil or Cañas. Which district is the property actually in?
Check, because Brasil, Cañas, Bajo Cañas and Rosales are split between Desamparados and neighbouring districts. The plano catastrado and the folio real in the Registro Nacional (Registro Inmobiliario) show the official location, any mortgages and any easements. Then ask the Municipalidad de Alajuela for the certificado de uso de suelo; the municipality’s land-value map for district 10 is also what sets the base for property tax.
-
Is the house connected to a sewer?
Ask, and get it in writing. Around Alajuela, several residential developments run their own small sewage networks and treatment plants, while older houses often rely on a septic tank. In a condominium, find out who maintains the treatment plant and how that cost shows up in the fee.
-
Are there schools in the district?
Yes. San Diego Bilingual High School, on Calle La Claudia, covers preschool through secondary, and Colegio Saint John is also in Desamparados. Public schools and hospitals are a short trip away in Alajuela.
