Daniel Flores
Real Estate in Daniel Flores, Costa Rica.
On Tuesday and Friday mornings at eight, cattle go under the hammer at the Subasta Ganadera, directly across the Interamericana from Monte General, the largest shopping centre in the Zona Sur. That pairing of auction ring and mall sums up Daniel Flores better than any map. It is the third district of Pérez Zeledón, in the province of San José, Costa Rica, and the place where San Isidro de El General keeps growing once its own centre runs out of room. Roughly 46,000 people live here now, against 33,537 at the 2011 census. Expect small lots and family houses in barrios such as Palmares, Villa Ligia and Los Ángeles, gated condominium lots, rental apartments, and bigger parcels out toward the Río Pacuar.

About Daniel Flores:
Daniel Flores covers 64 km² of the valley floor south and south-east of San Isidro, at around 640 metres. Palmares is the district seat, and together with Villa Ligia, Los Ángeles, San Francisco, Rosa Iris, Lourdes, Loma Verde and La Trocha it forms a built-up belt that carries on from the city with no clear edge. The Interamericana Sur, Route 2, is the spine, and national routes 242, 244, 321 and 334 branch off it toward the outlying villages. In July 2025 the 2.54 km road from San Francisco past Pista La Laguna to Baidambú went from gravel to asphalt, with sidewalks and new drainage. The district is one of the four Pérez Zeledón was founded with in 1931, and it carries the name of José Daniel Flores Zavaleta, a teacher who pushed primary schooling in the valley.
The canton’s farm districts live off coffee and cattle; Daniel Flores lives off industry and services. Between Palmares and San Isidro lies an industrial zone packed with businesses of every kind, and the Interamericana is lined with shops, hardware stores, restaurants and Hotel del Sur. Monte General, with its multiplex cinema, has no equal anywhere else in the Región Brunca, and the Cámara de Ganaderos Unidos del Sur holds its auction on the other side of the road. CoopeAgri runs a supply store in Daniel Flores and a supermarket in Villa Ligia. Schooling is close at hand too: the UNED Pérez Zeledón university centre, the Colegio Fernando Volio Jiménez in Palmares and the Unidad Pedagógica in Los Chiles. For the regional hospital you drive into San Isidro.
Most of the district is flat, and that is why it filled up so fast: level ground drew industry first and housing right after, with only a few dips such as Quebrada Honda. The rural rim looks quite different. Juntas de Pacuar sits where the Pacuar runs into the Río General, Paso Bote lies on the Pacuar itself, and Peje, Repunta, Percal, Patio de Agua and La Suiza complete the list of outlying villages. La Suiza holds its own cabalgata every August. In Concepción, a village Daniel Flores shares with its neighbour, the El Salto waterfall has pre-Columbian petroglyphs nearby.
Growth has been steep. Some 540 people lived here in 1927 and 13,069 in 1984, and the count has more than tripled since then. As central San Isidro filled with buildings and rush-hour traffic slowed to a crawl, Palmares turned into the city’s natural extension, with new residential estates and the canton’s first mall. Demand comes from families across Pérez Zeledón and from people who work in San Isidro and want a house of their own without leaving the urban area. Landlords are the other big group, adding apartments behind the family home or on spare lots.
Houses in Daniel Flores:
The standard house here is concrete, single-storey, on a walled lot of a few hundred square metres. In Villa Ligia, for example, a 157 m² concrete house on a walled 377 m² lot sits within walking distance of schools, the EBAIS and pharmacies. Some properties come with one or two separate apartments, sold as a home plus rental income. Further out, in Los Ángeles and toward the villages, a house gets more garden and sometimes enough land for fruit trees. If you want houses for sale near San Isidro de El General with city services on the doorstep, this is where the volume is.
Land and Lots in Daniel Flores:
Lots outnumber houses on the market. In the newer barrios, 12 × 22 m lots are sold with a down payment and monthly instalments, the cheapest way into the district. In Palmares you will find lots of around 1,200 m² with room for a house and a kitchen garden, and in Barrio Los Ángeles parcels of more than a hectare with street frontage, big enough for a small subdivision. Toward the edges some parcels carry an agricultural land use that limits how much of the lot you can build on. Read the land-use certificate before you read the price.
Gated Condominiums in Daniel Flores:
Condominiums are newer here and still few. El Poró, on the higher ground with mountain views, sells lots of about 800 m² inside a gated site with a guard station, a gym, paved access, public water and fibre-optic internet, plus a monthly maintenance fee. Projects like this appeal to buyers who want to build their own house but share security and upkeep. Ask what the fee covers and whether the common areas are already finished.
Rentals in Daniel Flores:
Renting is a real part of the market here, not an afterthought. New one- and two-bedroom apartments in Palmares come up regularly, many behind a shared gate, and utilities are usually paid on top of the rent. You will also find furnished units for a few months and small houses, including homes in the INVU Las Rosas estate in Villa Ligia. For apartments for rent in Pérez Zeledón within reach of both the city centre and the highway south, Palmares is the place to start.
FAQ:
-
Is Daniel Flores part of San Isidro de El General?
Not administratively. It is a separate district of Pérez Zeledón, with its own postal code, 11903. On the ground, though, Palmares, Villa Ligia and the barrios around them run straight on from San Isidro, and the line between them is easy to miss. Your deed and cadastral plan will show Daniel Flores.
-
What should I check before buying a lot sold in instalments?
Make sure the lot has already been segregated, with its own cadastral plan and its own property number in the Registro Nacional, rather than being a share of a larger farm. Confirm that the street is public and that the provider serving it will issue a water availability letter. Aguas Buenas, Concepción, Quebrada Honda and La Suiza are split with neighbouring districts, so check the district on the plan as well.
-
Does a zoning plan apply in Daniel Flores?
Yes. The zoning regulation of the partial regulatory plan for San Isidro de El General covers the district and marks risk zones, protection strips along rivers and streams, slopes and permitted uses. Ask the municipality for a land-use certificate before you sign, especially for land near a quebrada or on the rural edge, where agricultural use can cap the buildable area.
-
Can I rent short-term while I look for a house?
Yes. Furnished apartments in Palmares, some right by the Interamericana, are let by the month, and long-term unfurnished units turn over often. Renting here for a while also shows you how traffic behaves at peak hours on your chosen route into town.
-
Is there anything rural left in Daniel Flores?
Plenty, once you leave the highway. Juntas de Pacuar and Paso Bote sit by the Pacuar and the Río General, and villages such as Peje, Repunta and La Suiza lie on country roads, some of them still gravel. Parcels out there are bigger than in Palmares, so check the access in the rainy season before you commit.
