Germania

Real Estate in Germania, Costa Rica.

Herediana, Germania and Williamsburg were three back-to-back stops on the Línea Vieja railway west of Siquirres, and the same string of villages now lines the four-lane Ruta 32. Germania is the district that holds them: a strip of flat Caribbean lowland in Siquirres canton, Limón province, Costa Rica. A carton factory and a fruit-juice plant work here between cattle pasture, cacao and family farms. The property on offer splits in two, with village lots and modest houses in the settlements and large parcels with highway or railway frontage that draw agribusiness and logistics buyers. Know which of the two markets you are shopping in before you compare land for sale in Germania.

About Germania:

Germania covers 34 square kilometres of plain between Siquirres town, nine kilometres to the southeast, and the Guácimo border to the west. Ruta 32, the highway from San José to Puerto Limón and the Moín terminals, runs straight through it, and the four-lane stretch between Río Frío and Limón opened in December 2025 with some works still pending. Buses on the San José–Limón and Guápiles–Siquirres lines stop at the Germania entrance. Ruta 812 heads north from the highway past Milano towards Pocora and El Cairo, while Ruta 415 leaves the plain for La Alegría and climbs to Turrialba.

Siquirres canton lives on banana and pineapple, and Germania adds a processing layer on top. Corrugados del Atlántico, known locally as Codela, has made export cartons for fruit here since 1999, and its name now marks a whole stretch of Ruta 32. Frutilight turns organic pineapple and banana into juice and purée at Milano, two kilometres up Ruta 812, and the Fructa plant sits just over the line in El Cairo. EARTH University’s campus at Las Mercedes de Guácimo is a short drive west, and for the municipality and most services people head into Siquirres.

The ground sits at 106 metres and is flat, cut by quebradas that feed the farms. Pasture, cacao planted under cedro and caoba, and fruit trees fill the gaps between the villages: barrios América and Babilonia, and the settlements of Cacao, Colombiana, Herediana, Milano, Trinidad and Williamsburg. The railway laid out this line of villages, and older residents still talk about the Germania station that shipped the district’s produce out. La Herediana has its own origin story: a Heredia-born owner gave the name to his farm, later sold it off in parcels, and the village grew on those plots.

Germania counted 2,471 residents in the 2011 census and has grown since. The people buying here are mostly local families looking for a lot to build on, workers at the plants and farms along the highway, and cattle and crop farmers adding land. Companies make up the other side of the market, after flat parcels that face Ruta 32 or back onto the railway. Some of those holdings have stayed in one family for generations, so large pieces reach the market rarely.

Houses in Germania:

Homes in the villages are single-storey houses on their own lots, with two or three bedrooms, one bathroom, a laundry room and a front corredor. On the farms you find simple farmhouses, sometimes two on one property, set among mamón, carambola, guanábana and caimito trees. Sales are often private and negotiated directly with the owner, sometimes with a vehicle taken as part of the payment. If you want houses for sale in Germania with land around them, the farm listings along the main road are where to look.

Land and Lots in Germania:

Village lots here are generous, with plots such as 25 by 50 metres giving room for a house, a garden and a few fruit trees. Small farms of a few hectares come up near the Germania entrance on Ruta 32, and bigger agricultural parcels of 20 hectares or more lie around Herediana, close to the highway. Most of the land is level and many parcels border a quebrada, which helps with livestock and irrigation. Walk the boundary in the rainy months before you sign, so you see where the water runs.

Farms and Industrial Land in Germania:

The Codela stretch of Ruta 32 has become an agro-industrial strip, and that is where the largest parcels sit. One recent offer was close to 30 hectares on a corner of the highway with railway frontage and a second access to the west. In Milano, an 11-hectare farm that once housed a pig-feed plant came with three sheds, a house, 257 metres of frontage on a public road, water and electricity. Asking prices run from village-lot money to several million dollars, driven by frontage, buildings and how flat the ground is.

FAQ:

  • How far is Germania from Siquirres and how do I get there without a car?

The village of Germania is nine kilometres northwest of Siquirres town along Ruta 32. San José–Limón and Guápiles–Siquirres buses stop at the Germania entrance on the highway, so a daily commute to Siquirres, Guácimo or the plants along the road works without a car.

  • What work is there close to Germania?

Codela’s carton factory, the Frutilight juice and purée plant at Milano and the Fructa plant in neighbouring El Cairo all employ local staff, alongside the banana, pineapple and cattle farms of the canton. EARTH University at Las Mercedes de Guácimo is a few kilometres west.

  • Can I drive straight from Germania to Turrialba?

Yes, Ruta 415 leaves Ruta 32 here and climbs through La Alegría and Santa Teresita to Turrialba. It is a mountain road that landslides have closed more than once, including between Santa Teresita and La Pascua, so check its current state before you plan around it.

  • Does the rainy season cut Germania off?

The district itself is flat, but the road out is the issue. Ruta 32 crosses the Zurquí through Braulio Carrillo on its way to San José and closes after heavy rain and landslides, as it did in July 2026, so anyone commuting to the Central Valley should plan for days when the highway shuts.

  • What should I check before buying land beside Ruta 32 or the railway?

The widening of Ruta 32 and the old railway corridor both take up land, so confirm the right-of-way on any parcel with highway or track frontage before you price it. Compare the plano catastrado in the Registro Nacional with the fences on the ground, especially where an old family farm has been split into lots, ask the Municipalidad de Siquirres for the uso de suelo, and get written confirmation that water and electricity reach the plot.
