Colorado
Real Estate in Colorado, Costa Rica.
Ask where the water comes from before you ask about the view. The wells that feed Peñas Blancas and San Buenaventura carry more calcium and magnesium than the drinking-water rules allow, and the treatment plant AyA opened in 2024 reaches only the town centre, with a bigger one promised for 2027. Colorado is the low, coastal end of Abangares canton in Guanacaste, Costa Rica, stretched between Ruta 18 and the mangroves where the Tempisque River runs into the Gulf of Nicoya. Most of what changes hands here is land: cattle fincas, residential lots along the road to the Puente La Amistad and hillside quintas looking straight out over the gulf. Houses are fewer and plainer, mostly family homes in Colorado town and farmhouses out in the villages. On COMPRAYA you can browse lots and fincas for sale in Colorado de Abangares and contact sellers directly.

About Colorado:
Colorado is the fourth district of Abangares, the flat corner of the canton where the Tempisque and the Gulf of Nicoya meet, at an average of 18 metres above sea level. Most people reach it from the Limonal junction on Ruta 1, turning west onto Ruta 18, the road that crosses the district on its way to the Puente La Amistad and the Nicoya Peninsula. Las Juntas, the canton seat, is 27 kilometres away. That distance is why Colorado has had its own Concejo Municipal de Distrito since 1970, a local council that runs the district’s affairs separately from the Abangares town hall. Besides Colorado town, the district takes in San Buenaventura, Peñas Blancas, Higuerillas, Barbudal, Gavilanes, Monte Potrero, Quebracho, San Joaquín, Solimar, Villafuerte and Almendros.
Work comes from the gulf and from one big plant. Colorado’s artisanal fishing fleet goes out every day, a local association farms oysters in the gulf, and shrimp ponds and salt pans are cut into the estuary flats, where a few families still make salt by evaporation. In July 2026 a new pier opened at Puerto Conchal, built for the hundred-plus fishing families and for the boats that cross to Isla Chira. Inland, the cement plant 3 kilometres south of the Cruce del Coyol is the district’s big employer; it belonged to CEMEX until Cementos Progreso bought the company’s Costa Rican operations in 2022. Cattle ranching covers much of the rest, and a women’s sewing cooperative is building a new workshop in town.
This is Guanacaste dry forest. Savanna oaks turn the hills purple in the dry season, and the same months are when water runs short: AyA has had to ration supply in Barrio San Cristóbal and Higuerillas when its sources dropped. Toward the shore the land gives way to mangrove, estuary and pond, with stretches of rocky coast below the low hills. The gulf views come from those hills. The flats nearer the water are pasture, ponds and protected mangrove, not building land.
Some 5,000 people live in the district, most of them in fishing, plant and ranching households. Outside buyers come for two things: pasture by the hectare within reach of Ruta 1 and Ruta 18, and view lots in gated quinta projects for people who want a house with the gulf in front of it. Traffic for Nicoya passes straight through on Ruta 18, so sellers near the road advertise their lots by the minutes to the bridge. The district pushed hard to become Costa Rica’s 85th canton, and the bill cleared its first vote in February 2024 before being shelved; for now Colorado stays part of Abangares.
Houses in Colorado:
Houses in Colorado town are simple single-family homes, often a combined living room, kitchen and dining area with two bedrooms and one bathroom on a fenced plot. Out in the villages a house usually comes with land: a farmhouse on a couple of hectares with its own well and a corral is a common offer. Bank-repossessed homes also come up, sold as they stand. For any house here, find out whether it is on the AyA system or an ASADA well, and ask for a recent water test.
Land and Lots in Colorado:
Lots of about 1,000 m² are a common size near Colorado town, flat and often shaded by old trees. On the hills, gated quintas with views of the Gulf of Nicoya start at 5,000 m², with round-the-clock security at the gate. Near San Buenaventura, west of Limonal on the bridge road, lie the filiales of older condominiums registered in the late 2000s, where services were never connected and the paving and entrance walls have decayed. Those lots look cheap until you price the infrastructure that is missing.
Farms and Fincas in Colorado:
Fincas are where Colorado’s market has depth. Offers run from two hectares with a house and corral to holdings of well over 100 hectares beside Ruta 18, with flat and rolling pasture, secondary forest, hilltops with views and farm roads usable all year. Sellers pitch them for cattle, goats and pigs, or for teak and melina plantations. Properties sold with working shrimp ponds also come onto the market. Walk the boundary fences against the cadastral plan before you sign; on big farms they rarely match by accident.
FAQ:
-
Is the tap water in Colorado safe to drink?
In the centre of Colorado it has been treated since AyA opened a modular purification plant in July 2024, which covers about 2,100 people. In lower communities such as San Buenaventura and Peñas Blancas, wells run by local ASADAs have tested high in calcium and magnesium, and the Constitutional Court ordered AyA to find a permanent fix; a larger plant has been promised for 2027. Before buying, get a written statement of water availability and ask for the latest quality results for that specific system.
-
What should I check before buying a lot in one of the old condominiums near San Buenaventura?
Start with what is physically there. Some filiales from the late 2000s have no water or power connection, boundaries that are not marked on the ground, and neighbours’ cattle grazing on them, and the condominium fees keep running regardless. Pull each finca from the Registro Nacional (Registro Inmobiliario), compare it with the cadastral plan, and confirm the land use and building permits with the district council before you make an offer.
-
Can I buy land right on the Gulf of Nicoya shore?
The shore falls inside the maritime-terrestrial zone: the first 50 metres from the high-tide line are public and cannot be owned, the next 150 metres are held by concession rather than title, and mangroves cannot be cleared or built on. A parcel advertised as beachfront may therefore be partly concession land. Ask for the exact line on the plan before you agree a price.
-
How do you get to Colorado, and how far is the Nicoya Peninsula?
From Ruta 1, turn off at the Limonal junction onto Ruta 18 and head west; the road crosses the district and continues over the Tempisque on the Puente La Amistad toward Nicoya. Las Juntas, with the canton’s main offices, is 27 kilometres away. By water, boats leave from the new pier at Puerto Conchal for Isla Chira.
-
Is Colorado becoming a separate canton?
Not at the moment. A bill to make Colorado the country’s 85th canton passed its first vote in February 2024, but the second vote never happened and the bill has since been archived. Colorado remains a district of Abangares, governed day to day by its own district council, which has existed since 1970.
