Santo Tomás
Real Estate in Santo Tomás, Costa Rica.
Ruta 116 has a national road number, but in Santo Domingo it goes by calle Santo Tomás, after the district it crosses on its way east to the Río Tures and the link with Ruta 32. Santo Tomás is the fifth district of Santo Domingo canton in Heredia, Costa Rica: three and a half square kilometres beside the canton centre, with around 7,400 residents. This year the road is also the district’s main talking point, because the old one-lane bridge over the Tures is being replaced and the route is shut there until mid-2027. On either side of it you will find gated condominiums with a clubhouse and tennis court, compact houses and rental apartments, and walled properties of several thousand square metres. A search for Santo Tomás de Santo Domingo real estate covers all of that within a few streets.
About Santo Tomás:
Santo Tomás lies at 1,200 metres on the east side of Santo Domingo centre, and it shares borders with the central district and with San Vicente, San Miguel, Santa Rosa and Tures. That puts the basilica, the town’s shops and the municipal offices a short trip away, and Heredia and Tibás not much further. Ruta 116 runs through the district from Santo Domingo centre and carries on through Tures to San Rafael and San Isidro, almost 15 km in all, serving as the alternative route between Santo Domingo and Ruta 32. Since 3 August 2026 that route has been cut at the Río Tures, where Conavi is demolishing a late nineteenth-century single-lane crossing and building a two-lane, 15-metre bridge with sidewalks, due to open at the end of the first half of 2027. Until then, trips toward Las Quebradas and Los Ángeles go round by a detour, so time any commute on the route that exists today.
Santo Tomás is an old village that filled up late. It had 710 inhabitants in 1883 and still only 1,163 in 1950; the growth came afterwards, to 2,257 in 1973, 5,222 in 2000 and 6,267 at the 2011 census. Its barrios are Barquero, Higinia and La Pacífica, and the postal code is 40305. The district has its own EBAIS on Ruta 116 for primary health care, the public Escuela Santo Tomás and a CEN-CINAI childcare centre next to the basketball court. The church of Santo Tomás, on Calle Peligro by the sports ground, is a filial of the Santo Domingo de Guzmán parish and holds mass on Saturday evening and Sunday morning.
The district is a tight grid of residential streets rather than open country, and it sits between rivers: the Tures on the crossing toward Los Ángeles, and the Tibás, spanned by an old stone bridge on another route to the same neighbourhood. Any parcel that runs down to one of them loses a protected strip along the bank. A short way north-east, in neighbouring Santa Rosa, the former INBioparque is now the headquarters of SINAC, the national conservation system, and a 2023 agreement with the municipality set out to bring its trails, amphitheatre and lagoon back into community use. Santo Domingo is also drafting a new plan regulador, with its diagnosis published in 2023, so what a given lot may hold is a question for the municipality, not for the seller.
Two kinds of buyer look here, and they rarely want the same property. Families buy into the gated condominiums for the shared security and amenities, while others go after a walled property with a large garden or room to build something more. Tenants are mostly working people and small households who want to sit between Heredia and San José, and rental ads lean hard on quick access to Heredia, Tibás, Moravia, Ruta 32 and the capital. Private childcare and schooling are close by too, from La Vid Day Care and Preschool to the Escuela Josefina Sagrada Familia.
Houses in Santo Tomás:
Condominio Santo Tomás is a gated residential with two controlled entrances, a perimeter wall, round-the-clock security, a clubhouse, football and tennis courts, a gym and a children’s play area. Recent offers there include a four-bedroom house of 276 m² on a 352 m² lot and a three-bedroom house of 380 m² on 476 m² with a library and TV room, both carrying a monthly condominium fee. Condominio Terranostra, also in the district, has single-storey family houses of three bedrooms and two and a half bathrooms. Outside the gates the scale changes: a 430 m² house on a 5,086 m² property, a 440 m² house on 2,412 m², and a 750 m² house with a separate apartment on an 807 m² lot have all come up, alongside two-bedroom houses of 128 m² with room for a study. When you compare houses for sale in Santo Tomás de Santo Domingo, ask for the condominium rules and the latest fee statement along with the plan.
Apartments in Santo Tomás:
Inside the Santo Tomás residential, Urbanizadora La Laguna put up a building of 22 apartments with one, two and three bedrooms and covered parking, whose owners share the residential’s clubhouse, courts and gym. New units also come up elsewhere in the district, from one-bedroom flats to two-bedroom, two-bathroom apartments at the lower end of the local price range. An apartment here is usually a finca filial inside a condominium, so the title, the share of common areas and any unpaid fees all travel with it. Read the condominium’s regulations before you sign, especially the parts on pets, short lets and parking.
Rentals in Santo Tomás:
Long-term rentals are the everyday market in Santo Tomás. Brand-new furnished one-bedroom apartments aimed at working professionals, second-floor two-bedroom units with a laundry area and patio, apartments on Calle Barquero, three-bedroom houses of around 145 m² and condominium houses with the maintenance fee included in the rent all appear. Bus lines between Heredia, Santo Domingo and San José run along Ruta 116, with a stop by the EBAIS. Before you sign, ask whether the rent includes water and the condominium fee, and drive the route at rush hour while the Tures bridge is closed.
Land and Lots in Santo Tomás:
Land comes in two sizes here. In Condominio Santo Tomás, building lots of 413 m² and 560 m² sell with the residential’s security and amenities included, and a completely flat 458 m² lot has changed hands in Terranostra. Outside the condominiums the parcels are bigger: a flat, rectangular lot of 1,432 m² with a 24-metre frontage, water, electricity, its own perimeter wall and mixed land use, a 6,260 m² piece of land, and sites offered for residential or commercial development. For any of the lots for sale in Santo Tomás, request a current land-use certificate from the Municipalidad de Santo Domingo for that exact parcel, since the new plan regulador may change what is allowed.
FAQ:
-
How does the Tures bridge closure affect Santo Tomás?
Ruta 116 is closed at the Río Tures from 3 August 2026 while Conavi replaces the old one-lane bridge, and the work is due to finish at the end of the first half of 2027. Trips from Santo Tomás toward Las Quebradas, Los Ángeles and the Ruta 32 side of the canton take a detour until then. The new bridge has two lanes and sidewalks, which should make that connection easier once it opens.
-
What should I check before buying in Condominio Santo Tomás or Terranostra?
Ask the administration for the condominium regulations, the current monthly fee and a statement showing the unit has no debts. Confirm in the Registro Nacional (Registro Inmobiliario) that the house or lot is a registered finca filial and that its plan matches what is on the ground. Then check what the fee actually covers, from security to the clubhouse and courts.
-
What is the risk with a large walled property in Santo Tomás?
A wall is not a boundary. Behind one perimeter wall there can be more than one registered finca, a strip that belongs to a neighbour, or a riverbank setback if the land runs down toward the Tures or the Tibás. Pull the title and cadastral plan from the Registro Nacional for every finca involved, compare them with the wall, and get a land-use certificate from the Municipalidad de Santo Domingo before you plan any subdivision or commercial use.
-
What services are inside the district?
Santo Tomás has an EBAIS on Ruta 116, the public Escuela Santo Tomás, a CEN-CINAI childcare centre, private preschool and primary options, a sports ground and its own church. Santo Domingo centre, next door, covers banking, supermarkets and the rest.

Is there green space nearby?
The condominiums have their own green areas and courts. A short way north-east in Santa Rosa, the former INBioparque is now SINAC’s headquarters, and the 2023 agreement with the municipality aims to reopen its trails and lagoon for community activities; ask locally about current access.
