Garita
Real Estate in Garita, Costa Rica.
On one side of Garita, medical-device plants in the Coyol Free Zone run their shifts; on the other, Sunday traffic is heading for quintas, garden nurseries and plates of chorreadas. Locals call it La Garita, and it sits on the western side of Alajuela canton in Costa Rica, 16 km from Alajuela city along the old road to Atenas. That pairing of factory jobs and country weekends is what moves the market. Here La Garita real estate means quintas with pools and big gardens, houses and lots in low-density gated communities, and rentals aimed at people who work in the free zone. Where a property sits matters: the Coyol side runs on shift times and highway exits, the villages toward Atenas on gardens and weekends.

About Garita:
Garita covers 33.9 km² on the western side of Alajuela canton, and its villa stands 16 km west of Alajuela city. It is less a single town than a string of small communities: Ánimas, Cuesta Colorada, Copeyal, Horcones, Lagos del Coyol, Llanos, Mandarina, Manolos, Mina, Montesol, Monticel and Saltillo. Route 3, the old road to Atenas, runs through the district, and Route 1 has an interchange at Manolos. On the Coyol side, the Route 27 exit leads to Escazú and San José one way and to Caldera the other, and Juan Santamaría airport is a short drive east. MOPT has the Coyol interchange on Route 1, between the airport and Manolos interchanges, lined up for widening, which matters if you plan to commute through it.
Work here comes in three kinds. Part of the Coyol Free Zone lies inside the district, with plants making medical devices, pharmaceuticals and manufacturing components alongside sterilisation and logistics firms, and the park added close to 1,800 jobs in 2023 alone. Garden nurseries line the roads, one of them trading for more than fifty years beside the INCAE campus. At weekends the district feeds the Central Valley. La Fiesta del Maíz on the Atenas road and La Casona del Maíz at the Manolos crossing serve chorreadas, cheese tortillas, tamales de elote and arroz con maíz to families who drive out for lunch.
INCAE Business School has its main campus, the Walter Kissling Gam, in La Garita, and Rescate Wildlife Rescue Center, the former Zoo Ave, sits on Route 3 east of Manolos and takes in more than 3,000 wild animals a year. Much of this land was coffee once. The old shade trees stayed when farms turned into gardens, and the Botanical Orchid Garden grew out of a former coffee plantation. Garita lies a few hundred metres below Alajuela city and is noticeably warmer, so life on a quinta happens outdoors: a pool, an open-sided rancho and a big lawn are what buyers expect, not extras. Several national organisations, ASOTELETICA among them, keep recreational fincas here.
About 9,300 people lived in Garita in 2022, up from 7,277 in 2011; in 1883 the count was 367. Buyers come from three directions. Families from around the Central Valley want room for a pool and a rancho without moving far from Alajuela. Professionals at the free zone or near the airport look for a house in a guarded community close to work, and investors buy quintas to rent out by the day for parties and company events.
Houses in Garita:
The quinta is the house type Garita is known for: a main house on a generous lot, often with a second house or a staff apartment, a pool and a rancho for parties. Many grew in stages over the years, so judge each building on its own rather than the property as a whole. Newer houses sit in low-density gated communities such as Lagos del Coyol, with large lots and private streets. Bank-repossessed quintas for sale in La Garita appear from time to time and can be good buys if you budget for repairs.
Land and Lots in Garita:
Lots inside condominiums come with a shared pool, gym and green areas, and suit buyers who want to build without looking after a large plot. In and around Lagos del Coyol, flat parcels of several thousand square metres come up close to the free zone. Road-front lots on the main routes draw buyers with commercial plans, and they are the ones where the municipality’s land-use certificate decides the most. If you are comparing lots for sale in Garita, get a written water availability letter from the local supplier before you pay for plans.
Rentals in Garita:
Long-term rentals are mostly houses and apartments in condominiums on the Coyol side, advertised for how close they are to the free zone. Lagos del Coyol also has apartments let by the night to people flying in or out of Juan Santamaría. Then there is the day-rental trade: quintas with pool and rancho hired for birthdays, weddings and company outings. Before you compare rents, ask whether the condominium fee and water are included.
FAQ:
-
What should I check before buying a quinta with several buildings?
Many Garita quintas grew piece by piece: a house, then a second one, a staff apartment, a rancho, a pool. Check that every structure has its permit and that the plano catastrado matches the fences on the ground. At the Registro Nacional (Registro Inmobiliario) you can confirm the owner and any liens or annotations, and if the quinta is a bank-repossessed property, read exactly what condition it is sold in. Then get the land-use certificate from the Municipalidad de Alajuela, because the canton’s plan regulador sets uses zone by zone and Garita mixes a free zone, main roads and quiet residential streets.
-
Does Garita work if my job is at the Coyol Free Zone?
It is one of the most practical places to live for that job. Part of the free zone sits inside the district, and condominium rentals on the Coyol side are advertised for exactly that reason. Drive the route at your shift hours before you sign, and expect slower traffic around the Coyol interchange on Route 1 while the widening works last.
-
Can I buy in Garita without being a resident?
Yes, residency is not a condition. Costa Rican law gives foreign buyers the same ownership rights as nationals, and Garita’s inland location adds no special limits. Some buyers take title in their own name and others through a Costa Rican company, a choice to settle with your lawyer before signing.

What is there to do in Garita at weekends?
Rescate Wildlife Rescue Center, on Route 3 east of Manolos, opens to visitors and cares for rescued wildlife. The Botanical Orchid Garden has trails under old coffee-farm trees and is at its best between January and March. For lunch, the corn restaurants on the Atenas road and at the Manolos crossing are a local habit.
