Chacarita

Real Estate in Chacarita, Costa Rica.

The largest public secondary school in Costa Rica opened in Chacarita in 2024, four linked buildings that replaced a liceo whose classrooms used to flood. It is a fair introduction to the district: a crowded, working part of the city of Puntarenas, in the canton and province of the same name, packed into less than five square kilometres where the mainland narrows into the sandspit. People live here rather than holiday here. Most of what you will find for sale is family houses on small lots in barrios such as 20 de Noviembre, San Luis and Bella Vista, often with rental units built on behind. On the gulf side, at Playa San Isidro, the stock turns into walled beach houses in Chacarita with pools and guest casitas.

About Chacarita:

Chacarita became a district on 18 July 1994 and covers 4.92 square kilometres of flat ground a few metres above sea level, at the point where Puntarenas city begins to squeeze onto its spit. The Gulf of Nicoya and the dark-sand beach at San Isidro form one edge; the mangroves of the Puntarenas estuary, part of a wetland protected since 2001, form the other. El Roble lies to the east and the old port centre to the west, so Chacarita is the middle of the three districts that make up the city. Ruta 17, the main road onto the spit, runs straight through it, and everything bound for the ferry docks or the Paseo de los Turistas passes along that one road. Intercity buses to Liberia and the local line to El Roble stop on it at the CCSS clinic.

Daily life runs on a handful of big neighbours rather than on tourism. The Fertica fertilizer plant has operated at Carrizal since December 1963, on a site of 60 manzanas, and one of the district’s barrios still carries the company’s name. The new Liceo de Chacarita, designed by the architect Bruno Stagno, takes 1,005 students by day and 755 adults in the evening CINDEA programme. Schools such as the Flora Guevara Barahona, the CCSS clinic, a Palí supermarket on Ruta 17 and a scatter of pulperías cover the errands, and the regional hospital, now in Barranca, is a short drive east. Beside Barrio 20 de Noviembre lies the long-disused strip of the old Chacarita aerodrome.

Water is the single biggest factor in what a property here is worth. On 5 October 2025, after days of rain, high tides and a silted estuary pushed water into homes across the district: firefighters evacuated Bella Vista, San Luis, Valle Verde, Valle Azul, Santa Fe and Urbanización Josué, and 61 families were moved out of Valle Verde and Valle Azul alone. One Fray Casiano resident said it was the first time in 43 years that her house had flooded. Floor height, the state of the street drains and the distance to the mangrove edge tell you more than the finishes do. The heat is constant as well, which is why the new liceo was laid out to catch the sea breeze for cross-ventilation, and a house with high ceilings and air moving through it is worth more here than one without.

The district had 17,434 residents at the 2011 census and an estimated 17,661 in 2022, which works out at more than 3,500 people per square kilometre. Most are Puntarenas families, many long settled, and in Fray Casiano and 20 de Noviembre some have only just received formal title to the lots they have occupied for years: the INVU handed over property titles there in September 2026 under its titling-by-decree programme. Buyers from outside tend to come for one of two things. Some want a house already divided into rental units; others want a beach house at San Isidro within reach of San José.

Houses in Chacarita:

The everyday house in Chacarita is a one- or two-storey family home behind a wall on a compact barrio lot, usually with three bedrooms. What is offered runs from modest older houses to four-bedroom homes with as many bathrooms. A common variation is a lot with two houses on it, or a main house with apartments behind, sold as a home that pays part of its own way. At the top of the inland market sit whole rental buildings, such as one with eleven bedrooms and nine bathrooms offered either for sale or on a monthly lease. When you shortlist houses for sale in Chacarita, ask the seller, and the neighbours, what the street looked like in October 2025.

Beach Houses in Chacarita:

Playa San Isidro, on the gulf edge of the district, is a separate market. The properties here sit on lots of roughly 900 to 2,000 square metres with their own gate onto the sand, and the usual layout is a main house, one or two casitas for guests and a pool. Several are run as group holiday houses that sleep up to twenty, and the 50-room Hotel and Cabinas San Isidro anchors the strip. Expect prices several times those of an ordinary house a few blocks inland. Ask early how the coastal rules treat the specific lot, because that shapes the paperwork more than the view does.

Rentals in Chacarita:

Long-term renting is small-scale and local. Studio apartments, some furnished for one person or a couple, are let from family properties, and whole houses come up in the residential barrios at a range of sizes. The multi-unit houses described above are the landlord’s side of the same market. On the beach at San Isidro, houses with pools are let by the night to large groups, with offers timed for the July school holidays.

Land and Lots in Chacarita:

Empty land is scarce in a district this built up, so most lots are infill: a single urban lot in a barrio such as 20 de Noviembre, or an old house sold mainly for the ground it stands on. Parcels of 2,400 to 3,600 square metres do appear from time to time, a size that suits a small rental complex or a commercial use. Before paying for any lot, check its height relative to the street, where the rainwater goes, and how close it comes to the protected mangrove edge of the estuary. A lot that looks cheap for its size often explains itself after the first heavy storm.

FAQ:

  • Where exactly is Chacarita?

It is the middle district of Puntarenas city, between El Roble on the mainland side and the old port centre on the spit, with the estuary to the north and the gulf to the south. The postal code is 60112. Ruta 17 crosses it from end to end, and building permits and land-use certificates come from the Municipalidad de Puntarenas.

  • Is title a problem in Fray Casiano or 20 de Noviembre?

It can be. Many families in these barrios lived for years on lots that were not registered in their names, and the INVU delivered a batch of titles there only in September 2026. Do not buy on a letter of possession or a promise of future title: pull the folio real and the plano catastrado from the Registro Nacional (Registro Inmobiliario) and make sure the seller is the registered owner. If the house was built or bought with a bono de vivienda, check the date, since the BANHVI restriction lasts ten years and the owner needs its permission to sell or lease during that time.

  • Does Chacarita flood?

Parts of it do. In October 2025 high tides and a silted estuary combined with heavy rain to flood Bella Vista, San Luis, Valle Verde, Valle Azul, Santa Fe and Urbanización Josué, and dozens of families had to leave their homes. Ask how high the water came on the street, look for watermarks, and favour houses with a raised floor level.

  • Can I buy a beachfront house at San Isidro?

Yes, beachfront houses there change hands, but check the legal status of each one. Costa Rica’s maritime-terrestrial zone law does not apply to the urban areas of coastal cities or to properties lawfully registered to private owners, and which of those rules covers a given lot depends on where it sits and on its registry history. Have a notary confirm whether the property is fully titled before you make an offer.

  • What schools are there in Chacarita?

The Liceo de Chacarita moved into its new campus in 2024; it is the biggest public secondary school in the country and also hosts the CINDEA Puntarenas evening classes for adults. Primary schools include the Escuela Flora Guevara Barahona. With El Roble next door, the UTN’s Pacific campus is also a short bus ride away.
