Pocora
Real Estate in Pocora, Costa Rica.
The four lanes of the widened Ruta 32 run straight through Pocora, with Pocora Norte on one side, Pocora Sur on the other, and a footbridge that stands about half a kilometre from the junction where most people actually want to cross. Which side of the highway a house is on, and how far it is from a safe crossing and a bus stop, matters here as much as the house itself. Pocora is the district of Guácimo canton that the highway reaches a kilometre after EARTH University, on the way from San José to the port of Limón, Costa Rica. Close to the road you will find single-storey family homes, building lots and a few new quinta subdivisions. South of it the land climbs towards La Argentina and the foothills of the Turrialba volcano, and the market turns to fincas from three hectares to well over thirty.

About Pocora:
Pocora covers 73 square kilometres of Guácimo canton on the stretch of Ruta 32 between Guácimo and Siquirres, and the highway is its main street. The highway was widened to four lanes on the long stretch between Río Frío and Limón, and in Pocora that split the town more sharply into its two halves. The pedestrian bridge built with the works went up near the entrance to El Carmen, not at the junction between Pocora Norte and Pocora Sur, which leaves a walk of around a kilometre there and back for anyone crossing on foot. Buses on the San José–Guácimo–Pocora route serve the district, and Guácimo centre is only a few minutes west. The barrios people name are Pocora Norte and Pocora Sur, Carmen Norte and Carmen Sur, San Martín, Duruy, San Bosco, Río Perla and, further south, La Argentina.
Fewer than 700 people lived here in 1963; today the district is close to 8,000, and in 2011 four out of five residents already lived in its built-up core along the highway. The Liceo de Pocora teaches more than 600 secondary students and runs a night school, and primary schools include the Escuela Líder de Pocora, Pocora Sur, Nuevo Amanecer and El Carmen. There is an EBAIS clinic in the centre. In 2026 the development association of La Argentina opened the Mercadito La Argentina, a community-owned supermarket that buys from local producers and puts its profits back into the village. Much of the work is on the land, on cattle farms and plantations, and EARTH University sits just up the road in neighbouring Mercedes.
Around the centre the ground is flat Caribbean plain at under 100 metres. Head south off the highway past the Dos Novillos bridge and the road climbs for half an hour through pasture and forest to La Argentina, where on a clear morning the Turrialba volcano fills the view. The Dos Novillos river cuts a canyon here, and a three-kilometre trail through humid forest leads to the Catarata Dos Novillos, a waterfall with a deep pool that draws day-trippers from San José. The same river turns rough in heavy rain: one early-morning flood tore away whole stretches of its banks. South of the highway many roads are gravel, and a high-clearance vehicle makes life easier.
Two different buyers shop in Pocora. Families who work in the district or in Guácimo look for a house or a lot near the highway, the schools and the buses. Others come for the hills: cattle farmers adding pasture, buyers after a quinta with a river and a view of the volcano, and investors eyeing long road frontage for a future subdivision. Land is sold by the square metre near town and by the hectare beyond it. Either way, start with the map before the price.
Houses in Pocora:
Most homes are single-storey concrete houses in Pocora Sur, Pocora Norte and the El Carmen sectors, often on lots larger than the building. One example is a three-bedroom, two-bathroom house of 240 square metres a short walk east of the Escuela Nuevo Amanecer. In the quieter streets of Pocora Sur, a finished three-bedroom home of 125 square metres with parking for four cars sits at the upper end of what houses in town fetch. A kilometre off the highway, quintas with two houses and a pool on a green plot come up too. When you compare houses for sale in Pocora, walk the route to the bus stop and the footbridge yourself before you settle on a street.
Land and Lots in Pocora:
Lots range from a few thousand square metres near town to a full hectare, such as one in Quebrada Honda, and larger parcels with long frontage onto a public road are common. One plot of 7,218 square metres has 37 metres of road frontage; another of almost three hectares has nearly 500. On those bigger parcels the asking price works out at a few thousand colones per square metre. Bank-repossessed lots appear from time to time as well. Before you buy land in Pocora, check whether water and power reach the boundary, whether the lot sits close to a river channel, and how the access road copes in a wet week.
Farms in Pocora:
South of the highway the district is finca country. In La Florida, in the Pocora Sur sector, a cattle farm of 36 hectares is 85 per cent pasture, with good water, a gravel access road in good order, two corrals, a concrete shed, worker’s quarters and a two-bedroom house. In La Argentina, a farm of 9.4 hectares comes with three houses and plenty of water, and a smaller parcel of 3.2 hectares runs down to a clear river. Near Río Perla, about ten minutes from the centre, a 9.5-hectare property mixes pasture, riverbank and forest. On the highway itself, flat fincas of 25 to 35 hectares slope gently towards their rivers. A farm for sale in Pocora should be walked in the rainy season, when you can see where water runs and stands.
New Developments in Pocora:
Pocora’s new projects are quinta subdivisions rather than housing estates. Puente Caribe, in Pocora Sur near EARTH University and Ruta 32, sells lots and quintas, along with two-bedroom houses on 360-square-metre plots with air conditioning. In La Argentina, another project sells numbered quinta lots. At La Y Griega, a large finca shaded by coconut palms is on offer for a quinta development, with a preliminary design ready for its first phase. In any project, ask to see the approved segregation and the individual plano catastrado for your lot before you pay a deposit.
Rentals in Pocora:
Rentals are family houses in the built-up area along the highway: two or three bedrooms, a laundry room, a yard and a gate. For tenants without a car, the same rule applies as for buyers, only more so. Pick a house on the side of Ruta 32 where you will spend your day, within walking distance of a bus stop and of the EBAIS or school you need. Ask the landlord whether the yard drains after a downpour.
FAQ:
-
Does it matter which side of Ruta 32 I live on in Pocora?
Yes. Since the widening, the highway is a four-lane road with fast traffic, and Pocora Norte and Pocora Sur sit on either side. The footbridge is near the El Carmen entrance, about 500 metres from the junction between the two halves, so crossing on foot can mean a kilometre’s detour. If you will be walking to school, the clinic or the bus, choose a house on the same side.
-
What is La Argentina de Pocora like?
It is the upland part of the district, half an hour south of the Dos Novillos bridge, at the foot of the Turrialba volcano. The setting is pasture, forest and river canyon, and the Catarata Dos Novillos is reached on a three-kilometre trail from there. Fincas, river parcels and quinta lots come up for sale. The road is rough in places, so a high vehicle helps, and the village has its own community supermarket.
-
Is river land in Pocora a risk?
It can be. The Dos Novillos and other rivers rise fast in a Caribbean downpour, and floods here have eaten into riverbanks overnight. Building is also restricted along watercourses: the Forest Law protects a strip of 10 metres in urban areas and 15 metres in rural ones on flat ground, and 50 metres where the slope is steep. Measure the usable area of a riverside lot after subtracting that strip.
-
What should I check on title and land use before buying in Pocora?
Find out first whether the property lies inside the urban quadrant and expansion area that the Municipalidad de Guácimo adopted for Pocora in December 2022, because that line decides which subdivision rules apply. A lot carved out of a larger finca needs its own plano catastrado and its own entry in the Registro Nacional before you pay. Ask the municipality for a land-use certificate, check the title for liens and easements, and on bank-repossessed property confirm that the transfer to the bank was fully recorded.
-
Can foreigners buy property in Pocora?
Yes. Foreigners can own titled houses, lots and farms in Costa Rica with the same rights as citizens and do not need residency to buy. A Costa Rican notary signs the transfer deed, and it is then recorded in the Registro Nacional. Pocora is inland, so the coastal-zone limits that apply to foreigners elsewhere do not come into play here.
