Desamparados
Real Estate in Desamparados, Costa Rica.
It took fifteen years, from 1930 to 1945, to raise the church of Nuestra Señora de los Desamparados, and its dome and bell towers take their lines from St Paul’s in London. The church stands at the centre of district one of Desamparados canton, in San José province, Costa Rica: the seat of the canton, about five kilometres south of downtown San José. The municipality, the shops and the banks gather around it and Parque Centenario, and the residential sectors of Calle Fallas and San Jerónimo spread out beyond. Buyers here find older family houses on small lots, houses with a second unit already built for rent, flats in vertical condominiums and shop space on the main streets. Free land is scarce, so nearly everything on offer is already built.

About Desamparados:
The district covers about three square kilometres at around 1,150 metres, in the north of the canton. San José canton lies to the north, San Rafael Abajo to the west, San Rafael Arriba to the southwest, San Miguel to the south, and Gravilias and San Antonio to the east. It has three sectors: the centre itself, Calle Fallas and San Jerónimo. Five national routes cross it, numbers 175, 206, 207, 209 and 213, and Route 209 carries on to San Rafael Arriba, San Juan de Dios and Aserrí. Coming from the north, the main road leaves the Y Griega roundabout on the Circunvalación and passes Mall Multicentro a kilometre later, with more than 130 shops and over 700 parking spaces.
The first settlers built along the old road between San José and Aserrí, and the place was made a villa in 1855, seven years before the canton was created. Its centre is still the block around the church and Parque Centenario, with the municipal building on the north side of the park. Close to the church, the old Casa Centenario served as the first parish house and later as the boys’ school where the writer Joaquín García Monge learned to read. It was declared national heritage in 1981 and has housed the Casa de la Cultura since 1988. The Teatro La Villa, a 200-seat municipal theatre on the same property as the old jail and the public library, came back into municipal hands in 2007 and now puts on community and professional shows.
The río Cucubres crosses the Calle Fallas sector, and for years barrios such as Monte Claro and El Jardín had trouble every time it rose in the rainy season. In 2026 the municipality rebuilt both crossings. At El Jardín a box culvert with about four times the old capacity opened at the end of July, and in August a new bridge followed at Monte Claro, on a road that also carries a bus route. Around them, Calle Fallas is a dense patchwork of urbanizaciones such as Tica Linda, Torremolinos, Monseñor Sanabria and García Monge, while San Jerónimo takes in Loma Linda, Pinar del Río, Kiria and Venecia.
Fewer people live here each decade even as the canton grows. The district had about 36,400 residents in 2000 and 33,900 in 2011, with a projection of 31,800 for 2022, while Desamparados canton as a whole passed 220,000. It still holds more than 10,000 homes. The stock on sale follows that shift: family houses within walking distance of the centre, houses already split into two or three units, and street-front buildings near the church and the mall that suit a business better than a family.
Houses in Desamparados:
Most houses have one or two storeys on lots of roughly 120 to 250 m², and many were built decades ago and extended since. In San Jerónimo, a house of about 118 m² on a 121 m² lot is a common size. Calle Fallas has single-storey homes on lots near 190 m² close to its church. In the centre, older houses are often sold for remodelling, and the larger ones may come with offices or an apartment at the back. Narrow your search for houses for sale in Desamparados by sector, because a house in a gated residential in San Jerónimo and one on a busy street off the park are very different buys.
Apartments and Condominiums in Desamparados:
Vertical condominiums offer a different way to live in the district. Fuente del Sol, in the Contadores area of Calle Fallas, has two-bedroom, two-bathroom flats of 58 to 65 m² with lifts, a pool, a BBQ rancho, a small football pitch and security around the clock, paid for through a monthly condominium fee. San Jerónimo also has small gated residentials with a handful of houses. Read the condominium regulations and the latest accounts before you buy, and find out exactly what the fee covers.
Rentals in Desamparados:
Rentals run small. The usual unit is a one-bedroom apartment of 30 to 40 m² for one or two adults, often built beside or above the owner’s house, and two-bedroom condominium flats come up as well. Tenants pay for the location: the clinic, the mall and buses to San José are all close. Anyone comparing apartments for rent in Desamparados should ask whether water, electricity and internet are included, how many parking spaces come with the unit and whether pets are allowed.
Land and Lots in Desamparados:
Empty lots are rare. A residential lot of about 230 m² turns up in Calle Fallas from time to time, and in the centre larger parcels with mixed residential and commercial land use are offered at sizes and prices aimed at developers. Ask the municipality for the land-use certificate before you make an offer. On the Calle Fallas side, walk the lot and see how far it sits from the Cucubres.
Commercial Property in Desamparados:
The centre holds the municipal offices, the mall and a dense run of shops, so commercial space is a market of its own here. Small shop units of 20 to 30 m² a block from the church are let to pharmacies, opticians, phone shops and similar businesses. Some houses on the main streets have a mixed land use that allows a shop or office at the front, and larger warehouses come up now and then. Confirm that the municipality will license your particular activity at that address, and read the lease for limits, because some landlords rule out food businesses.
FAQ:
-
Is this the same Desamparados as the canton?
No. Desamparados canton has thirteen districts, and this page covers district one only: the town centre, Calle Fallas and San Jerónimo, postcode 10301. Sellers often write just “Desamparados” for a house in San Miguel, Gravilias or Los Guido, and Alajuela canton has a district of the same name. The cadastral plan names the district, so read it before you travel to a viewing.
-
A house in the centre comes with an extra apartment. What should I check?
Start with whether the municipality issued a construction permit for that second unit. Then pull the title and the cadastral plan from the Registro Nacional (Registro Inmobiliario) and compare the registered area with what stands on the ground. In the centre it is also worth getting the land-use certificate, because a mixed or commercial zone changes what you may build or run on the lot.
-
Does the río Cucubres still flood Monte Claro and El Jardín?
The two crossings that caused trouble every time it rained were replaced in 2026: a much larger box culvert at El Jardín at the end of July and a new bridge at Monte Claro in August. That fixes the bridges, not every low lot along the river. If the house is near the Cucubres, ask neighbours how high the water reached in past rainy seasons and remember that the strip along the bank is protected.
-
How do I get from Desamparados to central San José?
Downtown San José is about five kilometres north. Autotransportes Desamparados, Autotransportes San Antonio, Lared and Busmi all run buses through the district, and Calle Fallas has its own route. Drivers take the main road north to the Y Griega roundabout and join the Circunvalación there.

Which schools and health services are in the district?
Primary schools include the Escuela Joaquín García Monge, which opened in 1894 as the Escuela Mixta de Desamparados, the Escuela José Trinidad Mora and the Escuela San Jerónimo. For secondary school there are the Colegio Nuestra Señora de los Desamparados, the Liceo Monseñor Rubén Odio Herrera, the Colegio Vocacional Monseñor Sanabria and the Liceo de Calle Fallas. The CAIS Marcial Fallas, the public health centre in the centre of town, has a 24-hour emergency service.
