Ulloa

Real Estate in Ulloa, Costa Rica.

Ulloa is where a large part of Heredia goes to work. Two Ultrapark free zones, the Zona Franca Metropolitana, the CENADA wholesale food market, the Centro de Convenciones de Costa Rica and the Universidad Nacional’s Benjamín Núñez campus all sit inside this one district, with Barreal and Lagunilla filling the ground between them. Ulloa is the fourth district of Heredia canton, in Costa Rica’s Heredia province, and it runs south-west from the city down to the General Cañas highway and the Virilla. The housing follows the jobs: gated residenciales such as Real Santa María, compact condominium homes, apartment towers in Barreal and a steady trade in rooms for students and free-zone staff. Warehouses and commercial land share the same roads, so property for sale in Ulloa, Heredia can mean a family house or a loading dock.

About Ulloa:

Ulloa covers 11.5 square kilometres on the south-west side of Heredia canton, at 1,003 metres, and among the canton’s districts only Varablanca is larger. Its head town is Barreal; the other names you will see on addresses are Lagunilla, Los Arcos, Monterrey, Pitahaya, Pueblo Nuevo, Carpintera, Linda del Norte and Vista Nosara, plus parts of La Aurora, Cariari, El Cristo, Mayorga and La Valencia. The Virilla forms the southern edge, and Bajos del Virilla, officially San Rafael, is the southernmost settlement in the whole province. The General Cañas runs through the south of the district past the convention centre, Ruta 3 crosses the river at Bajos del Virilla on its way between San José and Heredia, and the road from Jardines del Recuerdo cemetery runs west through Lagunilla to Barreal.

Few districts in the Central Valley pack in this much employment. Ultrapark 2 and Ultrapark LAG are free-zone parks in Lagunilla, and the Zona Franca Metropolitana is in Barreal. CENADA, the country’s first wholesale food market, also stands in Barreal, and its trading day starts at midnight, so produce trucks are on the roads while the rest of the district sleeps. The Centro de Convenciones de Costa Rica, with room for more than 4,000 people, sits beside the General Cañas, and commercial centres such as Plaza Allegro in Lagunilla cover daily errands on the road to Barreal.

The land falls from Lagunilla and Barreal toward the Virilla, and the ravines along the river and its side streams are the part of the district to treat with care. The municipality’s environmental-fragility study places most of the canton’s moderately fragile ground in Ulloa: steep slopes, fractured rock and strips beside river channels that can flood. The 80 hectares now being developed as Savia beside the highway were coffee farms for generations, and the Universidad Nacional’s 30-hectare campus in Lagunilla, home to its veterinary, computing and human-movement schools and its bee research centre, keeps a large green block on the road to Barreal. Real Santa María and Villas de Golf sit beside a golf course, which gives that corner a more residential feel than the free-zone streets.

Growth came fast. Ulloa had 4,275 residents in 1973, 22,456 by 2000 and 29,266 at the 2011 census, and the estimate for 2022 is close to 36,000, which makes it the canton’s second most populous district. Most people who buy here work nearby, in the free zones, at the university or in Heredia and San José, and want a house on a gated street rather than a long commute. Investors buy apartments and small condominium homes to let to free-zone staff, while students and young professionals rent rooms. Heavy trucks share the Barreal–Lagunilla road with school runs and buses, and residents have pushed for pavements and a cycle lane on that stretch.

Houses in Ulloa:

The house market runs from compact to roomy. At the entry end are condominiums such as Heredia Parks, with single-storey homes of 105 square metres on lots of 134. Residencial Real Santa María, entered from Lagunilla, has detached single-storey houses, some with four bedrooms and 230 square metres built on lots of more than 300, plus green areas and playgrounds. Condominio Francosta in Barreal and older urbanizaciones such as Los Arcos, La Guaria and María Ofelia widen the choice, and the slice of Cariari that falls inside Ulloa sits at the top of the range. If you are comparing houses for sale in Ulloa, drive the access route at the morning and evening peaks: a street that feels quiet at noon can carry free-zone and warehouse traffic at seven.

Apartments in Ulloa:

Barreal is where the towers are. Torres de Heredia, across from the Zona Franca Metropolitana, is a two-tower condominium with studios, one- and two-bedroom units and penthouses, a separate parking structure, a gym and play areas, and it sells both to owner-occupiers and to buyers who plan to rent. Lower-rise condominiums such as Terrafe and Santa Verde offer apartments with a pool, security and shared ranchos. In Lagunilla, a 72-unit condominium with round-the-clock security and a heated pool covers the furnished end of the market. Ask for the current condominium fee and what it covers before you compare apartments for sale in Ulloa on price alone.

Rentals in Ulloa:

Renting is a big part of life here. Rooms in Real Santa María are advertised to UNA students and free-zone workers, often with utilities included. Three-bedroom apartments in condominiums such as Terrafe and single-storey homes in Heredia Parks come up for long-term rent, and furnished units in Lagunilla suit staff on fixed-term contracts. Confirm whether the condominium fee is included, and check the bus route to the campus or the park where you will work before you sign.

New Developments in Ulloa:

Savia is the project that will change Barreal most. Portafolio Inmobiliario launched it in 2025 on 80 hectares on both sides of the General Cañas: 22 hectares next to the convention centre and 58 across the highway, to be joined by a 130-metre bridge with lanes for cars, pedestrians and bicycles. It is being built in phases and leans heavily toward offices, retail and industrial space, with housing also part of the plan. For anyone buying nearby, that means more jobs within reach and more traffic on the access roads, so follow the bridge and the road works before you settle on a price.

Warehouses and Commercial Property in Ulloa:

Industrial and commercial space is a market in its own right. Class A warehouses in Lagunilla and Barreal range from several hundred to well over a thousand square metres, many with loading docks and a quick run to the General Cañas. Free-zone parks such as Ultrapark lease office and production space to companies under the free-zone regime, and commercial units turn up in centres like Plaza Allegro. Larger commercial plots with existing buildings also change hands along the Lagunilla road. Check the land use, the electrical capacity and how a truck enters and turns before you commit, because homes and loading bays are close neighbours here.

FAQ:

  • Is Barreal the same place as Ulloa?

Barreal is the head town of Ulloa, the fourth district of Heredia canton, postal code 40104. Many ads use Barreal, Lagunilla or Real Santa María instead of the district name, and some barrios, such as La Aurora, Cariari and La Valencia, are split with neighbouring districts or cantons. Make sure the cadastral plan says Heredia canton, Ulloa district, before you rely on an address.

  • What should I check before buying land near the Virilla or a river ravine?

Start with the ground. The slopes running down to the Virilla are the most fragile land in the canton, with fractured rock and flood-prone strips beside the channels, and the protection zone along each river limits where you can build. Ask the Municipalidad de Heredia for a current land-use certificate and whether that parcel needs a geological or flood study. Then pull the cadastral plan and the property record from the Registro Nacional (Registro Inmobiliario) and check that the boundaries match the fences on the ground and that no liens are recorded.

  • How do you get from Ulloa to San José and the airport?

The General Cañas runs through the south of the district, east to San José and west to Juan Santamaría airport in Alajuela. Ruta 3, which crosses the Virilla at Bajos del Virilla, is a second way into the capital. Congestion around the Barreal crossing is what really sets your travel time, so time the trip at the hour you will actually drive it.

  • Is it easy to rent out a property in Ulloa?

Demand comes from the people who work and study here: staff at the free zones and the convention centre, and students and lecturers at the UNA campus in Lagunilla. Rooms, furnished apartments and small condominium homes are what they look for. Before you buy to let, read the condominium rules and confirm they allow the kind of rental you have in mind.

  • What is Savia and how will it affect Barreal?

Savia is an 80-hectare mixed-use development by Portafolio Inmobiliario on former coffee land beside the convention centre, split by the General Cañas. It goes up in phases, mostly offices, retail and industrial space, and a planned 130-metre bridge over the highway will link the two halves. The first construction stage was announced with more than 1,600 direct and indirect jobs. Expect more work and more traffic around Barreal as it fills in.
